Modular Construction FAQs for City Planners
We recently hosted a tour of our modular manufacturing facility for the American Planning Association in Utah, and naturally, while showing this group of planners our modular production line, they had some great questions. In addition to the basics of modular construction, we talked about the logistics of how modular fits into the bigger picture of residential development in Utah and beyond. How can modular construction benefit communities compared to traditional construction, and what will it take for modular to become more widely adopted?
Here’s a recap of the common questions. We welcome your own questions as well! Contact us and we’d love to hear what’s on your mind, whether it’s about a potential project or modular construction in general.
How can modular homes benefit homeowners and communities?
In addition to providing more rapidly built homes and structures compared to traditional construction, modular building drastically minimizes the impact on your property and your neighborhood due to homes being mostly completed offsite in a facility.
How can developers benefit?
The benefits of modular homes become increasingly apparent with greater project scale, as efficiencies can be realized not only on the production line but also through volume and procurement. Developers seeking to build rapidly available housing with reduced construction costs would be wise to explore modular construction.
What is the role of education in the acceptance of modular homes?
As you know, there are a lot of questions and misconceptions about modular homes, so education is essential to bring awareness and help individuals and communities assess whether modular construction offers a fitting solution for their needs.
What is the role of planning and zoning in modular home adoption?
Limitations for modular homes have discouraged adoption in many locations. Providing height allowances for modular housing would allow modular construction to be just as compelling as on-site construction.
Can modular construction create affordable housing?
Modular construction has the potential to bring housing costs down, particularly when built to a large scale and when it gains more acceptance by local government.
Will modular construction replace on-site traditional construction?
There will always be a need for both types of construction. Modular construction is currently experiencing a tremendous amount of development and technological advancement. We believe modular construction will achieve significant adoption and traction in the construction industry while continuing to exist alongside traditional on-site building.
Can modular buildings be detached and relocated to a new site?
It is possible; however, the intent to potentially move a modular building needs to be taken into account early on in the project in order to plan for a potential relocation in the future.
How can the US become a hub for modular construction?
The US is on a great path towards promoting modular construction through state modular programs. The next step, we believe, is gaining knowledge and understanding of how modular permitting is conducted at a local government level.
